What is Title Insurance
Title Insurance is an insurance policy that protects against losses resulting from defects in title to real property. It is important to understand the basics of title insurance, as it is a critical component of real estate transactions. In the state of Maryland, an insurance producer license is required in order to sell title insurance and perform loan closings. The Maryland Insurance Administration regulates the sale of title insurance in the state. A Title Insurance Producer License is required to act as an intermediary between the consumer and the title insurance company. This license ensures that the consumer has access to knowledgeable and qualified professionals who can help them navigate the complexities of title insurance.
How to Become a Licensed Title Producer
A Loan Closing/Notary Signing Agents, also known as a Real Estate Settlement Officer, is responsible for facilitating the closing process of a loan transaction. They work with the borrower, lender, and title company to ensure the loan documents are accurate and all parties are informed of the closing process. They are also responsible for collecting and disbursing the funds associated with the transaction. The Loan Closing Agent must be licensed as a Title Insurance Producer and must be knowledgeable of all applicable state and federal laws surrounding loan closings, and must ensure all parties involved in the process are in compliance. Below are the steps to licensing.
Step 1
Take a 20-hour Title Insurance Pre-licensing Course with a provider approved by the Maryland Insurance Administration (MIA). The self-study course offered by The Training Exchange is approved by the Maryland Insurance Administration and meets the 20-hour requirement. Once purchased, the course material will be sent via email, along with the exam prep questions. After studying, you will have the opportunity to complete the course exam.

Step 2
Upon the successful completion of the course exam, your completion will be submitted to Prometric, the testing vendor for the MIA. You will then be able to schedule the state exam. The 2 hour state exam consists of 100 multiple choice questions. You can register for the examination at www.Prometric.com or call 888-736-0134. The cost of the examination is $60 and must be paid to Prometric at time of registration. You may test at any Prometric location or remotely. Step 3
Once you pass the examination, you must submit your licensing application to the MIA. The application fee is $59. If you will be working solely as a Title Insurance Producer Independent Contractor, you may be required to obtain errors and omissions insurance. The licensing application and other professional insurance requirements can be found at www.insurance.maryland.gov. If you will be conducting loan closings or settlements, you will also be required to get your Maryland Notary Public Commission. Commissions are issued by the Maryland Secretary of State.
